Unless Gigi recruited her when she first visited the Kappa house when that Dorkus girl was killed. Boone is probably the one who killed her, and saw Grace. And he introduced her to Gigi, who explained everything, and recruited her in the team.

Gigi doesn't say that to Grace, she says that when Boone is there.

Not when 95% of the population haven't even THOUGHT about the fact that she could be the killer.

Girl Grace wasn't on nobody's suspect list until maybe one or two episodes ago.

And it would not be boring or predictable, it would make sense and challenge the stereotypical criteria for The Final Girl.

The good girl is the killer twist has been done MANY times before but Grace being the killer is so brilliant because she's not in the shadows doing nothing for the whole duration of the show. She is invested in the mystery, searching for clues, etc. just to make herself look innocent. While Grace is a boring character, the whole thing is most likely intentional and we will be bowing at her feet after she lifts the mask.
