There are lots of themes available still.

A haunted hospital would be cool. Or an orphanage. Or a farm. Or a prison. Or a summer camp. All have the potential to be terrifying even though they're not inherently scary. Be creative!

"Suburbia" sounds cool.

Remember, your theme and title aren't necessarily the same. Like are yall gonna really call it AHS: Aliens? No, it just comes off wrong. In some cases it works though, like Hotel or Asylum for example.
