I think the movies have garnered a lot of attention/praise because of a couple of things: 1.) The format of a horror anthology, which used to be more prevalent a couple of decades ago but has been lost over time. And, 2.) the general format of handheld cam/found footage being applied to more "out there" stories that can actually show some gore/carnage and interesting effects given the medium, especially when compared to movies like Paranormal Activity. Also, these directors are all relatively unknown in the wider film community, but are definitely up-and-coming in the horror community, and it has been a nice showcase for them creatively.
The first movie was a bit harder to watch for me solely bc all of the male characters were soooo obnoxious, so that's why I mostly enjoyed the second one more. However, I think between the two you could flesh out a pretty unique, creepy and fun movie for major audiences.
As far as horror anthologies go though, this is probably the BEST one made in recent history:
