I do here the similarities but they are two completely different songs with different beats in it.

Since it's just a demo it doesn't really matter. It's not like that they actually recorded a song of it. The only thing that makes it sound like If U Seek Amy is the very beginning beat.

Not to mention we know that they wouldn't record this song because it requires more than one person to sing it ...

How could it be a rip off? Neither of them have anything remotely in common ... the beat, the lyrics, the sound. The only thing that could be considered common between the songs is a lesbian-ish theme.
