There were different lists of top questions to ask in an interview but I figure asking difficult scenarios and problem solving is much more interesting than those short answer questions.
Mr. K had made up these scenarios so don't get upset if it doesn't match completely to the real world.
Scenario 2:
What if you are a small business consultant specializing in hotels and restaurants and your client is planning to launch a new Italian Cuisine restaurant in Ocean City, Maryland (USA). She originally had a budget of $500,000 (20% out-of-pocket money; 80% loan money). Due to unfortunate circumstances she had to spend half of the out-of-pocket money. She agreed to pay the creditors a sum of $16,000 per month. From personal research, you discovered that an average restaurant in Ocean City, Maryland earns $75,000 a month. From personal planning, she agreed to spend $1500 per table montly (including labor cost, maintenance cost, etc). Now she asked you to help her pick out the best property out of four proposed areas. Which property would you advise her? Explain.
Proposed Property 1: The first property is available on the ground floor of a five star hotel. The inside fits one medium sized chef kitchen and a dining space of 19 average tables. The hotel was recently built and opened three years ago. The hotel management grants a reserved medium sized parking lot, extends its hotel security, and extends hotel housekeeping cleaning service to the restaurant. The Hotel’s neatly placed in the heart of the Ocean City, having easy access to boardwalk shops and the busy beach community- as most vacationing families would spend their time in this area. Total rent cost would be $25,000 each month.
Proposed Property 2: The second property is a unit shop in a strip mall, with moderate incoming flux of shoppers and sightseers. Unfortunately the strip mall is further from the beach and customers won’t have an ocean view. The strip mall and all its shops opened twenty years ago. Parking is public and shared with neighboring shops. The spacious inside fits one large sized chef kitchen and a dining space of 45 average tables. On top of the property is an extra floor, composed of a medium sized bedroom, small office, and a personal wash room. Vacationing couples or small families might be interested to rent a space upstairs- another possible deal. The mall owner asked for $17,000 a month in rent or $895,000 if interested to purchase.
Proposed Property 3: The third property is located on a boardwalk shop. The property has two sections: the indoor dining section or the outside bar and music. The indoor restaurant store fits one small sized chef kitchen and a dining space of 8 small tables. The outdoor section fits one medium stage for the music band and a dining space of 14 average tables. The property comes with a lineup of six bands (free service/play for promotion) playing on different days of the week- except one day. Raining or storm can easily ruin the dining experience. The property is as old as the boardwalk, though it had been fixed countless of times. The property can be bought for $649,000 or rented monthly for $13,000.
Proposed Property 4: The fourth property is situated on top of a hotel building as well as the rooftop pool. The hotel had been built ten years ago. Spacious definitely defines the property space as it covers the entire hotel rooftop floor. Customers can be formally dressed, casual dressed, or dressed in bikinis and shorts. Restaurants can easily add a mini bar to serve the pool-goers. The inside fits one medium sized chef room, a game room, and a grand dining hall fits 24 tables. Twelve [12] tables edged out on either side of the dance stage in the center. The property comes with ornamental decorations, bust statues, beach accessories, and paintings. No reserved parking available. Security, cleaning services, chefs, and even table services (waiters) are available upon request. (Cost reduced!) The property overlooks the boardwalk and the adjacent beautiful shores; half indoor and half outdoor can be used to describe this property. Rent is $34,000 a month.
