I think Piper is Emma's sister. All of the hints point at Emma's being Brandon's daughter, and Piper actually knows this. "My dad got murdered" = My dad didn't actually commit the crimes years ago and was blamed just because he was deformed.

With this said, I think the killer is Emma's fake dad in the past and Piper in the present. Piper killed Emma's fake dad once she found out about her origins and went into notWoodsbro seeking for revenge. In episode 4, when Emma's sextape is about to be uploaded, you can notice she's weirdly doing stuff in her laptop, as if something was missing from her files. And she's the only character in the show that it's "outside the circle", while being Emma's friend.

This theory actually sounds possible.

But what are you all saying Brandon didn't commit those crimes years ago? There's no actual proof he did it?

He didn't, the police shot him down when she met Emma's mom at the lake and the real killer used that as a scapegoat to get away with the murders. Listen to Emma's conversation with her mom last episode; she still doesn't believe that Brandon was the real killer and she feels guilty because she lied back then telling the cops that he was. That's why Piper (as Ghostface) is telling Emma that her mom is a liar and all of that.

There's a plot device to the "we can find out who's the killer if we count who's been followed and who's not": If a character is being followed by Ghostface and THERE'S NO ONE AT THE SAME PLACE then the followed character can't be the killer. But if a character is being followed by Ghostface and there's another character on screen, then one of those two characters are very likely to be one of the killers. This way, the narrative of a slasher movie works and you can't just know who the killer is by knowing who's being shown followed on screen.

With that said, in last episode: we see TWO characters being followed by Ghostface at the same time: Piper and Will. Ding. Ding. Ding. Take your own conclusions. The only thing I can't figure out by now is who's the second killer that's helping Piper. It might be Brandon's brother (who's either the sheriff or the professor).

Teneo great theory especially the whole "whos been following cant be the killer" part

since the scene of Piper and Emma on the street drinking I cant shake the feeling up that she is the killer especially when u consider how many screentime she had for a major character
