Well because a stadium is 360degrees and gagas stage isn't, it means the back of the stadium won't be sold as they would only see the back of the stage. And gaga will also use the back to get changed etc. so all those seats are lost and reduces the capacity for concerts by about half. However capacity is increased as gaga will use the actual stadium grounds for standing area.
Seoul increased the area of stadium that was available due to demand and currently has about 3500 tickets remaining out of about 50k.
