It's definitely Grace. No one else makes sense.
Who is the ONE person we've never seen alone? GRACE.
She is either missing from a scene, or is with someone else (mostly Zayday, Pete, her father, or the Chanels). We can't see her alone, because that would expose her as she wouldn't have to be in character.
I seriously can't remember ONE Grace solo scene. That could actually be the biggest clue.
And notice how in most RD attacks, she is missing.
So, lets break it down.
-Grace lied about Pete
-Grace never had a solo scene
-Grace is mostly absent when the RD attacks
-Grace is Boone's half sister.
-Grace has a motive to kill the Kappa girls
-When Boone was talking with the RD, he asked how Zayday was doing. Who's the only person that talks with Zayday and would know if she's okay or not? GRACE
-All the Chanels were attacked by the final RD at the mall. Who was absent? GRACE
-Zayday was kidnapped by Boone, so she's not the killer.
-Grace was the one that visited that Kappa girl on Shady Lane. Then, the girl was attacked and killed. GRACE
-Grace was at Kappa house the day the Dorkus girl was killed.
-Grace obviously has issues, growing up with no mother. Plus, her mom was a psycho. She must have inherited the genes.
-Gigi made a deal with Dean Munch for Kappa house to accept any one that wants to pledge. She made sure her accomplice would get in Kappa house. Who was pledging at the time? Grace, Zayday and Hester(still alive). We've confirmed that neither Hester, nor Zayday is the killers. So that leaves GRACE
And i'm probably even missing tons of more clues that were discussed here.
And another scene that STRONGLY leans towards Grace being the 3rd killer is when Boone first appeared in Zayday's room as a 'ghost'. Grace comes in and seems shocked, but re-watch that scene and notice the look Boone is giving Grace. It seems like a '****, we're caught' kind of look. So, she obviously framed Boone and exposed him, to save the plan.
If Boone was caught, he might have exposed the plan and Grace. So she killed him.
If Ryan reveals someone else to be the killer, he is literally going to DESTROY everything he's build so far, which is a PHENOMENAL first season and one of the best debut shows in a very long time.
