A (very long) theory I just read on Tumblr:

I actually don’t have a theory on who the killer is, because my theory entails who the killers are. I’m guessing that Chanel #3, Chanel #5, and Boone are our three main baddies, with possibly Chanel #2 in on it as well. Here’s the evidence I’ve compiled:

Just before Chanel plans to scare everyone off with the Mrs.-Bean-in-the-fryer-bit, the Chanels tell her about the shrine in Mrs. Bean’s room. Clearly Mrs. Bean had no idea what the shrine was, so someone else planted it there. #3 and #5 were the only ones who knew about the scare plan, so therefore they were the only ones who could get in the way of it. They created the shrine to make it look like it was Mrs. Bean’s, and they turned the fryer on last minute so that Chanel would end up killing her.
I suggest Chanel #2 was involved because her whole death scene, while intentionally humorous, was a little too over the top. No one in their right mind would text a knife-wielding murderer while he’s standing a foot away from you. She had no fear at the moment because she knew what was coming. I have a feeling her sent tweet will come back at some point, as someone will realize she was killed. Why would the killer let her send a tweet out saying she was being attacked? Why not delete the tweet after #2 died?
When the deaf girl gets her head mowed off, neither Chanel #3 nor #5 are present; both of them leave to drink daiquiris. We see Chanel and Grace at the coffee shop, but we never actually see #3 and #5 go off anywhere. They were probably just waiting around for the right moment to attack.
Grace goes into the basement to get soap, and the Red Devil lurks behind her. Immediately afterwards, Chanel #5 comes in and asks what she’s doing. How did she get down there so fast without running into the Red Devil?
The whole Boone-trying-to-join-Kappa scene was all an act. Why else would he try to infiltrate the sorority? Why else would #5 be so adamantly against it? It was all a set-up to confuse Chanel even further.
The tricky bit comes when the Red Devil tries to get rid of Chanel while the rest of the girls are downstairs. Obviously both #3 and #5 are present and accounted for, which means that they needed the help of an outside party to play the role of the Red Devil. Enter Boone. We know he is definitely affiliated with the killer(s), so he likely was the one in Chanel’s room, and then made a speedy escape out the window to then kill the sleeping security guard.
Notice, also, that when Chanel comes running downstairs to tell the girls what happened, #3 and #5 are the only two who insist on going up to find the killer. That’s because they’re not really scared of the killer – they are the killer. And they wanted everyone to see the “****S WILL DIE” message that the Red Devil left.
At the very end at the dinner table, Chanel says that it might be possible that the killer is in this very room. Immediately after she says that, the camera pans to both #3 and #5, who exchange glances at each other.
With everyone thinking Boone is dead, Boone is free to use the Red Devil guise whenever both #3 and #5 have alibis, thus confusing all of the other girls from the truth. Also with the three of them in rotation, it’s totally possible that we can see #3 and/or #5 die really soon, but of course their deaths will be fake.

Same here. The rest of it is pretty sound to me.

I'm also rewatching the pilot to try & find a line that could have relevance in the future, because Ryan said there's a line that's really important there.

I had a friend on another site post some really good reasons for why it's probably Chanel O.

-one of the victims she "accidentally" killed, one was gonna go rat on her, and one was a pledge she didn't want (plus the whole spray tan incident)
-maid's death: a. no one would fall for her prank since it's obvious when oil isn't boiling, but it gave her a defense and b. she kept frying her face anyway
-no one was around to see her get attacked, and it was shown flashback style (classic editing trick to throw off the scent)
-Pete and Cathy are played as bigger red-herrings, even though O has all the motive and makes the most sense (hello Piper)
